Pull up 92014 on any national portal in the summer of 2026 and you get one number for Del Mar. Redfin's January 2026 snapshot puts the median sale price at $3.3 million, up 18.4 percent year over year, with homes sitting about 72 days from list to close. That number is technically correct and practically useless.
The same month, a competing brokerage snapshot for detached single-family homes only in 92014 reported a median of $2,325,000, down roughly 30 percent year over year, on 25 active listings. Two credible reads of the same ZIP code, in the same month, $975,000 apart. If your buying decision starts with the headline median, you are already off by the price of a Del Mar Heights entry-level house.
Del Mar closes about 140 to 160 residential sales per year across every property type. Active inventory hovers between 25 and 80 listings depending on the month. Those are thin-market numbers, and they behave the way thin markets behave: a single Ocean Front trade can drag a monthly median up by a million dollars, and a couple of Del Mar Heights condo resales can drag it back down the following month. The 12-month rolling average smooths this out. In 2025 it landed near $3.6 million, up from about $3.1 million in 2024.
The bigger problem is composition. Del Mar is four to five distinct sub-markets stacked inside one ZIP code, and the "median" is really a weighted blend of whatever mix of them happened to close in the last 30 days. A blufftop parcel on Stratford Court and a comparable-square-foot house in Del Mar Heights sit about a mile and a half apart, and the price gap between them regularly exceeds $2 million. Averaging them tells you the temperature of the room. It does not tell you the temperature of the seat you are actually sitting in.

The trophy tier is not hypothetical. Bill and Melinda Gates paid $43 million for 2808 Ocean Front in 2020. A Sandy Lane home closed at $44.1 million in 2023, still the highest residential sale ever recorded in San Diego County. Two closings like that in a single year are enough to lift the citywide average by a visible margin without changing anything about what a Del Mar Heights buyer will actually pay.
If you are getting close to writing an offer, four Del Mar-specific frictions will show up in the file long before they show up in a portal summary.
The most reliable source of buyer confusion in this market is not price. It is mail. A meaningful number of homes with a San Diego mailing address, technically outside the City of Del Mar, sit inside the Del Mar Union School District attendance zone and feed into Carmel Valley Middle and then Torrey Pines High or Canyon Crest Academy. Buyers who filter by "Del Mar" on a portal miss them, and buyers who filter by "San Diego" surface hundreds of unrelated results. The district boundary is the value line, and it does not track the city line.
The practical version of this: if a school district assignment is part of your buying criteria, verify it by street address before you fall in love with a listing. Do not infer it from the mailing city.
Two houses closed on adjacent Wednesdays. One was a 3,079-square-foot five-bedroom on Rancho Viejo Drive that sold for $3,665,000 in early January 2026, five percent over list, after 23 days on market. Another was a 3,179-square-foot three-bedroom on Bellaire Street that sold for $4,750,000 the prior month, seven percent under list, after 103 days on market. Similar sizes. Same ZIP. A $1,085,000 gap, and completely different negotiation dynamics.
A median tells you what the middle transaction cost. It does not tell you which transaction you are going to be.
Rolling 12-month data for your specific sub-market is a better anchor than any single monthly headline, and price per square foot inside that sub-market is a better anchor still. In 92014 as a whole, price per square foot ran about $1,230 in early 2026. Inside Beach Colony that number is a fiction. Inside Del Mar Heights it is a fiction in the opposite direction.
The historical strong window for Del Mar sellers runs April through early June. Buyers who want to be settled before school starts in mid-August at Del Mar Union and the San Dieguito Union High district drive that curve. Sellers who list into August compete with the racing season for buyer attention and for the calendar of anyone considering a Fairgrounds-adjacent street. Sellers who list in October and November are usually pricing to a smaller, more decisive pool that has already accepted a winter close. Each window has its own math, and the best window depends on the sub-market, not the citywide calendar.
Is Del Mar a buyer's market or a seller's market in 2026? Under three months of supply in most segments, which is a seller-favored condition by the traditional definition, but with days on market extended into the 70s the negotiation posture is more balanced than it was during 2021 and 2022. Well-priced homes still move quickly. Aspirational pricing sits.
Why do two 3,000-square-foot Del Mar homes sell for prices $2 million apart? Because they are not the same product. Blufftop and ocean-view parcels price against a view premium and a scarcity premium that inland Del Mar Heights parcels do not carry. Comparable square footage is not a comparable house.
Should I trust the Zestimate on a Del Mar property? Not as a pricing input. Use it to understand the range of estimates a lender's automated model might produce, then set it aside. In a market this thin, comparable sales analysis by someone who has walked the specific streets carries the weight.
The version of this market that shows up on a portal is a blend.
